Agent? Broker? What’s the Difference?

Real Estate is a highly competitive world.  We’re constantly exposed to a wealth of advertising for the perfect professional to help with the one of the largest investments made in our adult lives.  If you look at the Cincinnati MLS you’ll find listings from agents, REALTORS®, and Brokers.  How can you tell the difference in their designations?   An educated buyer or seller has more confidence knowing they’ve chosen someone with the education, integrity, and experience to best meet their needs.  Are you considering looking at homes for sale in the Cincinnati area?  Let’s break down the differences in so you feel better equipped with the lingo.

Real  Estate Agent:  An agent has completed their state testing requirements and continuing education to be licensed in the state to sell real estate.  They must be 18 years old, have a high school equivalent, a Federal background check, and have completed the state mandated education requirements.

REALTOR®:  A REALTOR® is an agent or broker who has joined the National Association of REALTORS® and adheres to their standards, guidelines, and Code of Ethics.

Real Estate Broker: A Broker’s requirements vary state to state.  They tend to have more extensive education requirements than Real Estate Agents and have passed a Real Estate Broker Exam. 

For example:  a Kentucky agent is required to take 96 hours to get their license.  A Kentucky Broker is required 336 classroom hours, 2 years of experience, and to be actively working a minimum of 20 hours a week transacting homes for sale in the Kentucky area. 

Brokers can work alone or have licensed agents working below them.  If a broker has agents working for them, they are responsible for those agents’ transactions and can be called in to resolve issues in transactions.
